Photoshoot Terms and Conditions
Our goal is to provide the best experience for your customer and to provide you with the best product at the lowest price. To do this we need your help making sure the house is prepared for us to shoot. Below are two prep guides you can share with your clients to help them prepare for the photoshoot.

Our Promise
We will do everything we can to be on time and ready to shoot. If we are running more than 10 minutes late we will let you know ASAP. We will do our best to make your client feel confident in our ability to help you sell their house. No matter what condition the house or crazy the client is we will do what we can to get you the best photos possible.
Agent Responsibility:
It is solely your responsibility to make sure the house is ready to shoot by the agreed upon start time. Please make sure to communicate to the client what we need from them and to follow up to make sure any work you needed done was completed. Please make sure the client is out of the house or not in a part of the house we are shooting. If we are doing a virtual tour, it is best if they are outside or on a different floor.
Pricing:
A price will be provided after your appointment is confirmed. Pricing is based off of SQFT and distance from Peekskill, NY (Currently where I live). If the SQFT of the home is determined to be larger than originally disclosed the invoice may be higher than originally quote. We base the price off of the total SQFT of the house we shoot determined by the floorplan of the virtual tour, not the SQFT listed.
For example if a house has a basement that is not listed on the SQFT but we create a virtual tour of that space the total SQFT including the basement will be used for the final price.
Time & Time Limits
It is my goal to start shooting within 15 minutes of the planned start time. Please make sure the house is ready to shoot and all work that needs to be done is completed by the start time.
We will schedule a minimum of a 1 hour time slot for photos and a minimum 2 hours for tour + photos. A timeframe will be given to you when the appointment is booked. An extreme overrun of time will result in an additional fee of at least $25 for each 15 minutes.
Staging
Please make sure the house is decluttered and ready to shoot before I arrive. I will help stage the space by tuning on lights adjusting blinds and moving smaller items however it is your responsibility to ensure the property is ready to shoot and looks how you would like. I will give my professional opinion however everyone has different taste, so it is ultimately up to you and your seller.
Photoshopping
The following photoshopping is included with all photography:
- Adding images to TV’s and Computers
- Add fire to fireplaces
- Blue Sky’s
- Clean up messy wires
We will also perform a set number of smaller edits like removing a laundry basket and major edits like making the entire room empty on up to. The number of each type we will preform for free is based on the package you have. Each package includes:
3-5 Small edits like removing items such as frames, garbage cans ect.
1-3 Larger edits like making a whole room empty or removing a large furniture ect
We will do everything we can to make all the edits for you want in the original price quoted however we have a maximum time that we will spend editing each house.
Additional Paid Photoshopping – Sometimes additional photoshopping is needed for houses that just aren’t ready. We will charge you $10-$20 per photo depending on what needs to be done. Our goal is to just pay for our editors time and not kill you on pricing.
Turn Around Time
The standard turn around time for photos is 48 Hours. We will plan to give you an estimated delivery time for the photos when the photoshoot is booked. Weekends are excluded from delivery time because out editor does not work on weekends.
If the photos are needed faster than 48 hours after the photoshoot please let me know ASAP so I can plan accordingly. Rush delivery (ready by 9am the next day) is available for an additional fee.
On some occasions we will be able to give you free rush delivery (Next morning) however the longer we have the photos the better the end result will be.
Rescheduling & Cancellations
Please let us know of any changes to appointments ASAP. We will try to confirm with you around 48-72 hours before the photoshoot but it is your responsibility to let us know of any cancelations.
- Cancelations or rescheduling within 24 hours may be charged a minimum $25 rescheduling fee.
- Same day cancellations or rescheduling may be charged a minimum $50 rescheduling fee.
- No shows or houses we are unable to shoot will be charged at minimum %50 of original price quoted.
It is not my goal to charge anyone any of these fees however we need to be compensated for lost time. I understand things happen and will work with you but please let me know of any changes or possible changes ASAP.
Weather:
If you or the client is worried about the weather for the photoshoot please let me know prior and plan to check on the weather report in the days leading up to the shoot. We will be periodically checking and will make a call in the days prior or even that day if we feel we cannot properly capture the house. Unless it is actively raining or snowing the photoshoot is still assumed to be on. The best time to shoot for us is if it’s cloudy believe it or not. Heavy sunlight created shadows and bright spots.

Virtual Tour Hosting
Each virtual tour comes with 1 year of hosting included. If an additional year is needed we will charge $30 per tour/year.
After a house is sold and the tour is no longer needed the client could create a free account and keep their tour to view privately. Matterport offers non paid users 1 free “privets tour.” It is only accessible though a private login and not able to be shared link that can be texted or emailed.
Payment:
Payment is expected within 3 days of when we send the invoice. We accept Cash, Check, Credit Cards, Zelle, Venmo and PayPal.
